RERA Acts in Your Cities and States
The Real Estate Regulatory Authority of Bihar (RERA Bihar) was created under the Real Estate (Regulation and Development) Act, 2016. RERA Bihar promotes and regulates the real estate industry through greater transparency, accountability, and efficiency in both real estate development and transactions.
RERA Bihar was formed to overcome long-standing problems in the real estate market. Problems such as insufficient consumer protection, fraudulent practices, lack of transparency, and delayed projects have led to a lack of confidence in the real estate market. RERA Bihar aims to develop a comprehensive regulatory framework to protect homebuyers as well as investors while promoting best practices in the real estate industry.
The Real Estate (Regulation and Development) Act, 2016, is a central legislation passed by the Parliament. It provides the framework for RERA Bihar to carry out its role as a regulatory authority for all activities relating to real estate. Each state in India has a state level RERA authority to regulate real estate.
The primary objective of RERA Bihar is to protect the interests of homebuyers and other stakeholders by creating a fair and transparent real estate market through enforcement of regulatory compliance, mandatory project registration, and providing a grievance redressal process.
RERA Bihar has implemented numerous regulatory reforms including the formal registration of real estate projects and real estate agents, periodic reporting regarding the progress of real estate projects, and the establishment of a transparent complaint resolution process to ensure regulatory compliance throughout the real estate marketplace.
RERA Bihar is designed to benefit consumers of Housing, Real Estate and other parties doing business within the real estate marketplace by providing for clear and comprehensive publications that will enhance the Consumer's Rights and Interests in the marketplace, as well as assist in maintaining a High Standard of Practice in the marketplace through effective regulatory oversight.
Yes. RERA Bihar has developed an effective Grievance Redressal mechanism that permits homebuyers, investors and other Stakeholders to lodge complaints and pursue these complaints through the RERA Authority's grievance redressal process.
By enforcing compliance requirements that include but are not limited to: outlining information about the projects and promoters as well as an ongoing status of projects while adhering to approved plans (all of which add to the buyer's level of confidence), RERA decreases the amount of asymmetrical information associated with property transactions.
RERA Bihar follows the following principles: Fairness, Integrity and Professionalism in carrying out their regulatory activities - building trust from all stakeholders and creating a consumer-friendly real estate market in Bihar.
